The booking process was catastrophe - this I already wrote in another posting. But also the room they are offering is really bad. Many things in the apartment are broken, electricity is not properly working the rooms are not separated by walls but only by doors some of them you can t even lock though you don't know your neighbour! Rooms without windows but they hide this on the picture - common practice. If you don t want to stay they are threatening you to keep your downpayment and uniplaces is always supporting the landlord never the tenants. Even though you payed them hundreds of euros of fees! Just never ever book with them!!!

⚠️ DECEPTIVE CONTRACT TERMS, POLICY VIOLATIONS & CONSUMER RIGHTS ABUSE ⚠️

Uniplaces’ own policies and Portuguese law prove my case. Here’s how they scammed me o
ut of €756:

🚩 VIOLATED POLICY CLAUSES (Uniplaces Terms):
❌ Refund Policy 1.3(a): "Bookings canceled due to landlord’s failure to honor original terms are eligible for full refunds."
→ They added new clauses post-payment (last month’s rent + eviction terms).

❌ Refund Policy 1.3(b): "Refunds apply if the accommodation becomes inaccessible due to landlord actions."
→ Landlord blocked my check-in with revised terms.

❌ "Fully Verified Accommodation" Guarantee: "Listings match reality. We mediate disputes."
→ They ghosted me when the contract didn’t match the listing.

🚩 ILLEGAL ACTIONS (Portuguese Law):
❌ Decree-Law 24/2014, Article 10: Mandates refunds for services sold via misleading ads.
❌ Lei do Consumidor: Prohibits unilateral post-payment term changes.

🚨 HOW UNIPLACES SCAMMED ME:
1️⃣ Bait-and-Switch Contract:

Original listing: No last month’s rent upfront, no 30-day eviction clause.

Post-payment draft: Added both illegal terms.

2️⃣ Financial Trickery:

Charged €336 service fee for a "verified" 12-month stay but sent no invoice for €420 rent.

Told me to "negotiate with the landlord" – a direct violation of their role as a mediator.

3️⃣ Template Responses & Ghosting:

Ignored screenshots of original listing, revised contract, and payment receipts (IMG_1109.jpeg).

Refused to escalate to senior staff or legal team.

🔥 MY DEMANDS (BACKED BY LAW):
✅ Full €756 refund for violating their own Refund Policy 1.3(a-b) + Portuguese Consumer Law.
✅ Publicly warn users about Uniplaces’ contract traps and fake "verified" listings.

I have been looking for solutions to find a apartment or house; Uniplaces provide the answer to it. But moreover, Uniplaces exceeded my expectations as the site is user friendly, the aparts and houses are posted with enough and adequate information which helps you decide. Moreover, there is a close support from the site, you really feel accompanied and assisted - even on whatsapp you are contacted for support. I am very grateful; in three weeks I was able to find an appartment, without needing to be in Portugal, I did everything from my home back in my country.

I had a very bad experience with this place. First of all, they make you pay the rent before you can even visit the room. You are required to pay one full month's rent, plus €250 for an "iplesis" fee, and €45 in taxes — all before seeing anything. In my case, for the first month, I had to pay €350 + €250 + €45 just to move in.

When I finally arrived, I found out that one of the bathrooms is practically "reserved" for a disabled tenant who doesn’t allow others to use it. So I was forced to use the other bathroom, which is in terrible condition. The shower is broken — the shower head doesn’t stay up, so you have to hold it with your hand the entire time, making it impossible to take a normal shower.

Also, the bathroom has a window facing the corridor, so every time someone uses the toilet, you can hear everything. It's extremely uncomfortable. We are seven people living in the house, and on top of that, I have to pay extra for the electricity used by people who stay home all day cooking and using appliances nonstop.

Recently, the microwave plate broke. I immediately informed the landlord, and instead of fixing it, he made me pay for it. Otherwise, he threatened to charge €30 to everyone living in the house. Honestly, as soon as my contract ends, I am seriously considering going to the police about this situation.

I absolutely do not recommend renting here.
